Product Description

Property Report: The property details report contains a wealth of information about a subject property and its history. The report spotlights the property’s estimated value (or listing price if it’s for sale), trends in its value and public records information. The report also includes a map that can be enlarged to view the area surrounding the property, or shaded with a heat-map overlay to see, for instance, the estimated home value per square foot in the neighborhood. You will also discover information about the energy consumption for the subject property.

Transaction History: Transaction history is also known as real estate transaction is the process whereby rights in a unit of property (or designated real estate) is transferred between two or more parties, e.g. in case of conveyance one party being the seller(s) and the other being the buyer(s). It can often be quite complicated due to the complexity of the property rights being transferred, the amount of money being exchanged, and government regulations.

Comparables: Comparables are used in a valuation technique in which a recently sold asset is used to determine the value of a similar asset. Comparables are a list of recent asset sales that reflect the characteristics of the asset an owner is looking to sell.

Foreclosure Activity: Foreclosures can lower the value of all nearby houses. Foreclosures aren’t just bad for the homeowner who lost his home; they are also bad for the value of other homes in the neighborhood. If the foreclosure sale happens quickly, the value of your home might not be affected too much.

Neighbors Information: The neighbors report lists nearby properties and their owners based on proximity to the subject property.  It allows you to unselect properties that may not be applicable (across busy thoroughfares or in other neighborhood tracts), based on visual inspection of the integrated map.

Plat Map: A plat map also known as assessor map is a map of a land area, usually on the scale of a neighborhood or township, and a plot is a piece of land used for a single purpose (such as a park or a home). Essentially, a plat map shows the collection of plots that make up a neighborhood.
